Lely Resort Realtor: A Seller's Guide

A large golf community of separate neighborhoods under one master association. What Lely buyers ask, and how to price for them.

seed

Lely Resort is a large golf community in East Naples, made up of dozens of separate neighborhoods and condo associations under one master association. Buyers come for golf, a newer housing stock and an easy drive to both downtown Naples and Marco Island. Because each neighborhood has its own rules and fees, sellers who have the details ready stand out. This guide covers the community and what to prepare.

A LITTLE HISTORY

Lely Resort is named after Cornelius van der Lely, a Dutch inventor who bought a large tract of undeveloped land in 1972 with plans for a master-planned community. Its three golf courses opened in 1990, 1991 and 1997, and development picked up again after Stock Development bought land in the southern half of the community in 2001. The census counted 7,619 residents in 2020, up from 4,646 in 2010.

LOCATION AND GETTING AROUND

Lely Resort is in western Collier County, bordered by U.S. 41 to the southwest, with Naples Manor to the west and Verona Walk to the east. Downtown Naples is about seven miles to the northwest, and Collier Boulevard (County Road 951) is the main road south to Marco Island.

LIFESTYLE AND AMENITIES

Golf is the anchor. Lely Resort Golf and Country Club has three par-72 courses: the private Classics, designed by Gary Player and the centerpiece of the Classics Country Club, and two public daily-fee courses, Mustang, designed by Lee Trevino, and Flamingo Island, designed by Robert Trent Jones Sr. The public courses take tee times daily with no membership required. Classics members also get tennis, pickleball and fitness facilities.

The Lely Master Property Owners Association is the umbrella association. It covers about 5,278 homes, coordinates with 48 neighborhood and condo associations, maintains the preserves it owns, handles drainage connections between lakes, and oversees architectural review. Under a service agreement, the Lely Community Development District provides services such as irrigation, road maintenance and community patrol.

HOUSING TYPES

  • Single-family homes in gated and non-gated neighborhoods
  • Villas and coach homes
  • Low- and mid-rise condominiums, many on golf or lake views
  • Rental apartment communities (which also fall under the master association)

MARKET SNAPSHOT

Redfin reports a median sale price of $748,643 for Lely Resort for the three months ending September 2026, all home types, up 26.5% from a year earlier, with a median of 134 days on market (Redfin, September 2026). A jump that large usually reflects a shift in which homes sold rather than every home gaining value, so pricing should be based on your neighborhood and home type.

SCHOOLS

Public school assignments are set by address and can change from year to year. Rather than rely on a listing description, buyers should check the Collier County Public Schools attendance boundaries and Interactive Zoning Tool, which shows the 2026-2027 zones.

FLOOD ZONES, INSURANCE AND CONDO RULES

Look up your flood zone on FEMA’s Flood Map Service Center or Collier County’s floodplain management page, which links the county’s 2024 flood map and an elevation certificate map. Proposed county flood map updates are also under review (a 90-day appeal period began August 19, 2026), and FEMA’s Changes Since Last FIRM tool shows whether a zone may change.

Florida law (section 689.302) requires sellers of residential property to give buyers a flood disclosure at or before signing the contract. Since October 1, 2025, it covers flooding you know damaged the home while you owned it, flood insurance claims, and any assistance you received to repair flood damage. Fill it out yourself and accurately; I’ll make sure it’s in the file on time.

If you’re selling a condo in a building three or more habitable stories tall, buyers and lenders will ask about Florida’s milestone inspection (due at 30 years of age and every 10 years after) and the structural integrity reserve study (SIRS). The Florida DBPR condo inspections page explains both. Get your association’s reports, budget and any assessment history in hand before you list.

WHAT LELY RESORT SELLERS SHOULD KNOW

  • Know your layers. Buyers will ask what your neighborhood or condo association covers, what the master association covers, and what the community development district handles. Get current figures from your association.
  • Golf is a choice, not a given. Owning in Lely Resort doesn’t come with a golf membership; the Classics is private and Mustang and Flamingo Island are public. Be clear about that in your listing.
  • Gather approvals. Changes to the exterior usually need architectural review approval. Have records of approvals for past work.
  • Lean on the views. Golf, lake and preserve views matter here, so photograph them well and describe them accurately.
