Golden Gate Estates is unlike anywhere else in Naples. Spanning more than 100 square miles of eastern Collier County, it is one of the largest residential areas in the United States — and the only part of Naples where you can own real acreage, keep horses, park an RV in your own yard, and answer to no homeowners association at all.

For buyers who want space and freedom rather than gates and amenities, this is the place. Below is what you should know before you shop here, and every current listing is searchable at the bottom of this page.

What makes Golden Gate Estates different

  • Real acreage. Lots start around 1.14 acres and run to 10 acres and beyond. Compare that with the quarter-acre typical of a gated Naples community at a similar price.
  • No HOA. No monthly dues, no architectural approval, no rules about what you park in your driveway or build in your yard.
  • Horses permitted. Zoning generally allows up to two horses per acre — genuine equestrian property minutes from town.
  • Room for what you actually own. Boats, trailers, RVs, work vehicles, workshops, guest houses. All on your own land.
  • Privacy. Mature pines, wide lots, and no neighbor sharing your wall. This is the quiet people move to Florida hoping for.

Where it sits, and how far things really are

The Estates run east from Collier Boulevard toward the preserve, split between north and south of Golden Gate Boulevard. The western blocks — Green Boulevard, the low-numbered streets, and the area near Collier — are genuinely close in: five to fifteen minutes to shopping, I-75, and the hospitals, and roughly twenty-five to thirty minutes to the beach.

Head further east and the lots get bigger, the prices get lower, and the drive gets longer. Neither end is better; they suit different buyers. Knowing which block you are actually looking at matters more here than in any other part of Naples.

What homes cost

Golden Gate Estates spans a wide range. Vacant land starts around $100,000 for a buildable acre in the eastern blocks. Existing homes run from roughly $350,000 for older properties needing work up past $2 million for new custom estates on multiple acres with pools and guest houses.

The county’s overall median closed price was $595,000 in June 2026, up 3.8% year over year, with inventory down 23.4%. East Naples — which includes much of the Estates — posted a median of $579,900, up 5.4%.

What to check before you buy here

Acreage living comes with homework that a gated community does not require. The essentials:

  • Well and septic. Most Estates homes are not on city utilities. These systems are reliable when maintained, but they need proper inspection. Here is what to know about well and septic in Naples.
  • Flood zone. Much of the Estates sits in lower-risk zones, but it varies street by street. Always check the flood zone before you make an offer.
  • The land itself. Cleared versus wooded, wet versus dry, and whether the usable portion is actually where you want to build.
  • Access and utilities. Paved versus dirt road, and whether power and internet are already run to the lot.
  • Building plans. If you intend to add a guest house, barn, or workshop, confirm setbacks and permitting before you close.

Is Golden Gate Estates right for you?

It suits you if you want space, privacy, and the freedom to use your property how you like — and you are comfortable trading some convenience and shared amenities for it.

It may not suit you if you want a pool and clubhouse maintained for you, a five-minute drive to Fifth Avenue, or a lawn someone else mows.
