Naples Land for Sale

Where to buy, what lots cost, and the checklist I run on every parcel in Golden Gate Estates and the Naples acreage corridor.

If you are looking at Naples land for sale, almost every search ends up in Golden Gate Estates. It covers more than 100 square miles of eastern Collier County, most of it has no HOA, and it is the only part of Naples where you can buy an acre or more of your own ground and build the house you want. But a lot is not like a house you can walk through. What is under and around the ground decides what you can build and what it will cost, far more than the asking price does.

This page is my hub for Naples vacant land: where to buy, what lots cost, the checklist I run on every parcel, what building really costs, how to finance it, and when an existing acreage home is the smarter buy.

WHERE TO BUY LAND IN NAPLES

Where you buy changes the price, the drive and what you can build more than the acreage itself. These are the main options, from closest in to farthest out:

  • Weber Woods: the closest-in Estates blocks along Weber Boulevard, just east of Collier Boulevard. No HOA, lots from 1.14 to 2.5+ acres.
  • Logan Woods: wooded lots of just over an acre to 2.5+ acres along Logan Boulevard, minutes from North Naples. Vacant parcels are rare.
  • Oakes Estates: North Naples acreage between Immokalee Road and Vanderbilt Beach Road, no HOA, horses generally allowed.
  • Livingston Woods: a small central Naples grid of lots in the 2.5-acre range, the top of the acreage market.
  • The eastern Estates: where your budget goes furthest. Phase One of the Vanderbilt Beach Road extension opened June 12, 2026.

I compare all five in the best places to buy acreage in Naples.

WHAT LAND COSTS IN NAPLES

In Golden Gate Estates, buildable land starts around $100,000 for a standard 1.14-acre parcel in the eastern blocks. Prices rise steeply as you move west or to larger, cleared, 100% upland parcels. Distance from town drives price more than anything else: the western blocks near Collier Boulevard and Weber Boulevard carry a premium for their quick access to shopping, I-75 and schools.

The Estates was platted into standard sizes: 1.14 acres, 1.59 acres, 2.27 to 2.5 acres, and tracts of 5 acres and up. A dry, cleared 1.14 in the western blocks can be worth more than five wet acres far east, because usable upland acres, not total acres, set land value. For where the overall market sits right now, see my Naples market report.

The land checklist: zoning, wetlands and uplands

Two lots of the same size on the same street can be very different purchases. Before a client makes an offer, I start here:

  • Zoning. Estates zoning means one home per lot, deep setbacks, and room for barns, workshops and horses, generally about two per acre. Guest houses are usually allowed on lots of an acre or more, with a size cap. My Golden Gate Estates zoning guide covers what you can and cannot do.
  • Wetlands. Wetlands are common in parts of the Estates, and they limit what you can clear and where you can build. For anything questionable, a formal wetland determination from the Florida DEP is the authoritative answer.
  • Uplands. A lot described as 100% upland has no wetland on it, so the whole parcel is usable. If a seller claims it, ask for the documentation.

FLOOD ZONE, FILL, WELL AND SEPTIC, AND CLEARING

Then I check the site itself:

  • Flood zone and fill. Zones can change street by street, and Zone X versus AE changes insurance, fill and lot value. A low lot can need truckloads of fill to reach the required floor elevation. See my Estates flood zone guide.
  • Well and septic. Most of the Estates runs on private systems. A new well is commonly $15,000 to $30,000, and new septic is commonly $10,000 to $20,000 or more. Here is my well and septic guide.
  • Road and power. A lot without good road access, or one that needs a long power run, costs more to build on.
  • Clearing. Clearing a lot needs county authorization, and wetlands and gopher tortoises both matter. Read how to clear an Estates lot the right way before anyone brings equipment.

BUILDING COSTS, FINANCING, OR AN ACREAGE HOME

The people who get burned building out here price the house and forget the ground. Clearing, fill, a well, septic, a permitted culvert and driveway, then permits and Collier County impact fees all come before the house itself, and permitting plus a custom build commonly runs a year or more. My guide to the cost to build in Golden Gate Estates lays out the full budget.

You can finance land in Naples. Lot loans, construction-to-permanent loans and seller financing all exist, usually with a bigger down payment than a home loan. Start with my Naples land financing guide.

If that math feels heavy, buy existing: someone else has already paid for the site work, the well, the septic and the fill. Most of my acreage buyers end up there once they price a build honestly. My guide to buying the right vacant land walks through it.

QUESTIONS BUYERS ASK

Buildable land in Golden Gate Estates starts around $100,000 in the eastern blocks. Prices rise closer to town, and usable upland acres are worth more than wet acres.

Not always. Wetlands, the uplands percentage, flood zone, fill, and road and power access all decide whether a lot is buildable and what it will cost. Estates zoning also allows one home per lot.

Yes. Lot loans, construction-to-permanent loans and seller financing all exist. Expect a larger down payment than on a home, and I can refer you to lenders who know acreage.

Yes. Clearing a lot in the Estates needs county authorization, and wetlands and gopher tortoises both affect what you can clear.

Generally no. The Estates runs on private wells and septic systems, so budget for installation when you build and for inspections when you buy.
