October Is the Secret Best Month to List in Naples
October Is the Secret Best Month to List in Naples
by Magdevys “Maggie” Rodriguez September 21, 2026
Every October the same thing happens in Naples. The snowbirds land, the restaurants fill up, the traffic on Airport-Pulling doubles, and the buyers who have been scrolling listings from Chicago and Toronto all summer finally walk through front doors. The sellers who win season aren’t the ones who list in January. They’re the ones who are ready the week those buyers arrive. If you’re thinking about selling this winter, that week is about six weeks away. Here’s the countdown.
Why the timing matters
Naples demand isn’t flat. It builds from October, peaks January through April, and fades again by summer. A home that hits the market in late October or early November gets the first, most motivated wave of seasonal buyers with the least competition, because most sellers wait until after the holidays. List then and your home is one of a handful of fresh options. List in February and it’s one of dozens. My latest market report shows how long homes are sitting right now, and why the first weeks on market matter so much.
Weeks 6 and 5: get the number and the paperwork
- Get a real valuation. Not an online estimate, a comparable-sales analysis of what homes like yours actually closed for. You can request one here, free.
- Know your net. Run your numbers through the net proceeds calculator so you know what you walk away with before you pick a price.
- Pull your paperwork. Roof permit date, wind mitigation report, four-point inspection if you have one, recent insurance declarations, and any permits for work you’ve done. Florida buyers ask about insurance first, and having the answers ready is a selling point.
Weeks 4 and 3: the fixes that pay
- Service the AC now. Once season starts, every HVAC company in Collier is booked solid. A fresh service receipt reassures buyers and inspectors.
- Handle the small stuff. Leaky faucets, sticking doors, burnt-out bulbs, stained ceiling tiles. Inspectors write up everything, and a short report keeps buyers calm.
- Pool and lanai. Clear water, clean screens and a pressure-washed deck are what buyers picture when they picture Florida. It’s cheap and it shows in every photo.
- Curb appeal. Fresh mulch, trimmed hedges, a clean driveway and a painted front door. Buyers decide how they feel about a house before they reach the door.
My full prep checklist covers where to spend and what to skip.
Weeks 2 and 1: stage, shoot, launch
- Stage before the photos, not after. Pack away personal items and extra furniture so rooms look bigger and brighter. Staged rooms beat empty rooms every time.
- Professional photos and drone. Most buyers see your home on a screen weeks before they see it in person, many from out of state. The photos are the first showing.
- Price it right on day one. The first two weeks bring the most attention a listing will ever get. Overpricing wastes them, and the later price cut rarely recovers what was lost. Here’s why the first 14 days decide everything.
Selling before season: quick answers
When is the best time to list a house in Naples?
For most homes, late October through early November. You catch the first wave of seasonal buyers before most other sellers list after the holidays.
How long does it take to get a Naples home ready to sell?
Plan on about six weeks for a valuation, paperwork, repairs, staging and photos. Homes that need bigger work, like a roof or AC replacement, need more lead time.
Should I fix things before listing or sell as-is?
Fix the small, visible items and service the systems. Big renovations rarely pay back before a sale, but a clean inspection report and a fresh AC service almost always do.
Do Naples buyers really care about insurance paperwork?
Yes. Insurance is one of the biggest costs of owning in Florida, so a recent roof, a wind mitigation report and your current premium can make your home easier to buy than the one next door.
