Why Families Love Valencia Country Club in Naples

Why Families Love Valencia Country Club in Naples

Not every Naples buyer wants five acres and a well. Plenty of the families I work with want the opposite: sidewalks for the kids’ bikes, a gate at the entrance, a community pool on Saturday, and a yard someone else mows. Valencia Country Club in the Orangetree area of Naples is one of the communities I send those families to see first, because it pairs golf course views and resort-style amenities with a price point that still leaves room in the budget. Here’s what living there is like and what to check before you buy.

Where it is

Valencia Country Club is a gated golf community in Naples’ Orangetree area, in the 34120 ZIP code east of the coast. It’s out where Naples is growing fastest, with newer shopping, dining and healthcare nearby, and you’re minutes from Big Corkscrew Island Regional Park and Great Wolf Lodge, with easy access to major roads and the Gulf beaches beyond. If you’re comparing it with acreage nearby, my Golden Gate Estates guide covers the other side of the same part of town.

The golf, without the required membership

The community wraps around an 18-hole golf course that’s open to the public, and golf membership is optional, not mandatory. That’s a real difference from many Naples golf communities where an equity membership comes with the house. Here, you can buy for the fairway view and the lifestyle, and decide later whether you want to play.

The amenities

  • A clubhouse with a community room
  • A resort-style community pool
  • A fitness room
  • Billiards and a theater room
  • Sidewalks and streetlights made for evening walks and kids on bikes
  • A gated entrance

What families like about it

  • Bigger homes for the money. Many homes here are two-story with four or five bedrooms, which is hard to find at this price closer to the coast.
  • City water and sewer. No well or septic to maintain, which is one of the trade-offs buyers weigh against the Estates.
  • Less yard work. Lawn care and exterior pest control are handled through the association, so weekends stay free.
  • A neighborhood feel. Sidewalks, a shared pool and a clubhouse make it easy to meet neighbors.

What to check before you buy

  • The current fees. Ask management for the exact HOA amount and what it covers, and look at how it compares in my Naples HOA fee guide. Florida’s HOA law sets out the documents and disclosures you’re entitled to.
  • The rental rules. If you’re buying with renting in mind, know the limits up front. For the home featured below, leasing is limited to two leases a year with a 180-day minimum, so it suits long-term tenants, not short stays.
  • Schools. Confirm the assigned schools for the specific address with Collier County Public Schools, since zones can change.
  • Insurance and the roof. Many homes in the community were built in the mid-2000s, so look at the roof age and order a 4-point inspection. Here’s what that inspection checks.

Featured home: 1703 Sarazen Pl

My listing at 1703 Sarazen Pl is a good example of what Valencia offers a growing family. It’s a 2007 concrete block home with a tile roof, a private pool and golf course views, newly priced at $649,999:

  • Five bedrooms plus a den and four and a half baths across about 3,097 square feet per the Property Appraiser
  • A split-bedroom plan over two stories, with tile and vinyl flooring throughout
  • A primary suite with a walk-in closet and a spa-style bath with dual sinks and a separate tub and shower
  • A den-study for a home office, playroom or quiet retreat
  • A screened, below-ground concrete pool overlooking the golf course
  • A paver driveway, an attached two-car garage, a security system and manual storm shutters
