Selling in Bonita Springs
Magdevys “Maggie” Rodriguez, REALTOR® · Coldwell Banker Realty · Se habla español
Bonita Springs sits between Naples and Fort Myers, and buyers come here for exactly that: Gulf beaches, the Imperial River, golf communities, and a little more room than Naples. Selling here takes more than good photos. Bonita buyers ask about water — the river, the Gulf, the flood zone, and what insurance will cost — before they ask about anything else. I make sure your home has answers ready on day one.
Two different water stories. Some parts of Bonita deal mainly with river and rainfall flooding — the Imperial River corridor and low-lying areas nearby. Others near the Gulf and Estero Bay are more about storm surge. Some deal with both. Buyers, lenders, and insurance agents treat these differently, and so should your pricing and your marketing. A home that stayed dry in recent storms, with records to prove it, is worth telling buyers about — clearly and honestly.
Elevation matters as much as zip code. Two homes a few blocks apart can carry very different flood insurance costs depending on the finished floor elevation and flood zone. An elevation certificate is one of the most useful documents a Bonita seller can have. If you have one, we use it. If you don’t, I’ll tell you whether getting one is worth it before you list.
Riverfront vs. inland vs. gated golf. Riverfront homes along the Imperial draw buyers who want water and boating, and they come with the most flood questions. Inland and older neighborhoods east of US-41 attract buyers who want value and no HOA. Gated golf and bundled-golf communities sell on amenities, fees, and lifestyle. These are different buyers, and comparing your home to the wrong group of sales is how Bonita listings sit.
Here’s what I put together with you before going live:
The goal is simple: no surprises after the buyer’s inspection and insurance quote. Surprises are where deals renegotiate or fall apart.
Bonita has a real seasonal rhythm. Many buyers are seasonal residents, second-home buyers, and retirees who spend winter here, and a lot of touring happens in the cooler months.
Year-round buyers — families relocating for work, people moving up from Lee or down from further north — are in the market in summer too. If you need to sell off-season, we plan for it: strong online presentation for out-of-town buyers, video walkthroughs, and pricing that reflects the buyers who are actually shopping. I’ll tell you honestly what waiting would likely gain you, and what it would cost in carrying expenses.
Before you list, you get: a price built from closed sales of the same type and water situation, a document checklist for flood, insurance, and HOA, honest advice on which repairs actually matter to buyers, and a net-proceeds sheet so you know what you’d walk away with. The full process is on my seller page.
Buying instead? I check flood zone, elevation, roof, and insurance before you write an offer, so the home you choose is one you can actually afford to insure.
Bonita Beach and the Gulf side, the Imperial River corridor and Old 41 / downtown Bonita, neighborhoods east of US-41 and along Bonita Beach Road, and gated and golf communities east of I-75 — plus North Naples just south of the county line, greater Naples, Golden Gate Estates, and Marco Island.
My home is near the Imperial River. Will that scare buyers off?
Not if you’re upfront and organized. Buyers expect questions about the river. What worries them is not knowing. If you have an elevation certificate, flood history, insurance information, and records of any repairs, most buyers can make a confident decision. I make sure that package is ready before the first showing.
Is it worth getting an elevation certificate before listing?
Often, yes — it lets buyers get real insurance quotes quickly instead of guessing high. Whether it helps your specific home depends on your elevation and zone. I’ll give you an honest answer before you spend the money.
When should I list in Bonita Springs?
Many buyers are here in winter and spring, so that window is popular. But your timing should fit your situation — carrying costs, your next move, what’s competing with you. I’ll lay out the trade-offs plainly.
Do you work in Lee County, or just Naples?
Bonita Springs is part of my regular service area, along with Naples, Golden Gate Estates, and Marco Island. Y sí, atiendo en español.
I’ll pull the closed sales that actually match your home — same water situation, same type — and tell you where I think it lands and what you’d net.
