Anybody can say they sell homes. I’d rather show you the record — where it comes from, what it covers, and what it looked like for sellers in situations like yours.
The numbers
Source: NABOR MLS closed sales where I was list agent or co-list agent. Close dates October 4, 2023 through October 13, 2026. Compiled October 19, 2026.
| Closed sales | 60 |
| Combined sold volume | $46,062,000 |
| Last 12 months | 26 closings · $18,871,000 |
| Team sales with Raymond Piedra | 19 |
| Median sold price | $597,500 |
| Avg. sold-to-list | ~96.2% |
| Median days on market | 60 |
How co-listings are credited: When Raymond Piedra and I are both on the listing, it shows here as a team sale. That matches how we work the deal — together.
I’ve been doing this since 2013, with Coldwell Banker Realty in Naples. The book covers Naples, Golden Gate Estates, Bonita Springs, and Marco Island — with Golden Gate Estates as the core of this window.
By area
| Area | Closings | Sold volume | Median sold | Avg. sold-to-list | Avg. DOM |
|---|---|---|---|---|---|
| Golden Gate Estates | 41 | $36,956,500 | $725,000 | ~96.3% | ~68 |
| Naples | 13 | $6,026,500 | $420,000 | ~94.8% | ~70 |
| Marco Island | 1 | $1,250,000 | $1,250,000 | ~96.2% | 106 |
| Other (Lee County) | 5 | $1,829,000 | $400,000 | ~99.0% | ~145 |
| All areas | 60 | $46,062,000 | $597,500 | ~96.2% | ~76 |
Bonita Springs has no closings in this date window yet — that’s a gap we’re actively working, not a claim we skip it.
Ranked #3 in Naples by transaction sides in 2025, with 56 sides and $29.10M in sales volume. See Maggie’s RealTrends Verified profile.

What sellers say
You can read my reviews in full on Google and Zillow — the review feed is on my home page, unedited. I won’t paste cherry-picked lines here. The themes that come up again and again:
- Professional and responsive. Sellers mention calls returned and questions answered, start to finish.
- Real knowledge of the Estates. Acreage, wells, septic, and land value — things a generalist skips.
- Money saved or protected. In pricing, negotiation, and catching problems before they cost something.
- Help in Spanish. For a lot of families, doing the whole sale in Spanish made the difference.
Zillow also shows a 5.0-star rating from 28 reviews on my agent profile (as of October 2026) — useful as social proof, separate from the MLS counts above.
Three seller situations, and how they played out
These are real closed sales with street addresses and client names removed. Prices and timelines come from NABOR MLS.
Case 1: Golden Gate Estates home — sold over list in 3 days
Situation. A 4-bed / 2-bath single-family home in Golden Gate Estates (about 2,440 sq ft). Closed July 2026.
Challenge. Estates homes get mispriced when someone comps them like a gated subdivision. Buyers also need a clean story on utilities and land before they’ll stretch.
Approach. Priced from recent Estates closed sales, not from active wishful listings. Put the homework buyers ask for — comps, condition, and the practical Estates questions — in front of them early so the first week of showings counted.
Result. Listed at $575,000, sold for $600,000 (about 104% of list) in 3 days on market.
Case 2: Naples home — full price, clean close
Situation. A 3-bed + den / 2-bath home in a North Naples community (about 1,670 sq ft). Closed August 2026.
Challenge. Mid-market Naples inventory moves when the price matches the last closed sales. Overpricing burns the first two weeks; under-preparing invites lowball inspection fights.
Approach. Anchored the list price to recent closed comps, kept presentation tight, and treated the opening weeks as the window that sets the final number.
Result. Listed at $399,999, sold for $400,000 (full price) in 68 days on market.
Case 3: Marco Island home — team sale
Situation. A 3-bed + den home in the Marco Beach area (about 2,190 sq ft). Closed April 2024. A team sale with Raymond Piedra.
Challenge. Marco buyers scrutinize insurance and seasonal timing. At this price point the buyer pool is thinner and more deliberate.
Approach. Team listing with Raymond; priced to closed island comps and gave buyers a clear path through due diligence instead of surprises after contract.
Result. Listed at $1,299,000, sold for $1,250,000 (about 96% of list) in 106 days on market.
How I sell — the short version
Every case above follows the same pattern: price from closed sales, not wishful thinking; answer buyers’ hardest questions before they ask; and give you a real net-proceeds number before you sign anything. On team sales, Raymond and I run that process together. The full step-by-step is on my seller page.
