North Naples · Seller’s guide
The no-HOA grid of streets just east of Vanderbilt Beach. What buyers look for here, and what to know before you list.
seed
Naples Park is the grid of streets just east of Vanderbilt Beach, and unlike most newer Naples communities, it isn’t run by a homeowners’ association. That draws a wide range of buyers: people who want to be near the beach, builders who want a lot, and investors. Original homes, renovations and new builds sit side by side, so pricing takes care.
Naples Park officially opened on November 4, 1951, built by M. H. Davis Properties, with early lots aimed at modest-income and retirement buyers. The Naples Park Area Association was founded in 1957, and members built its clubhouse a few years later. The neighborhood had its own fire department until 1961.
Naples Park is an unincorporated community in Collier County, part of North Naples. It’s bounded by U.S. 41 on the east, 111th Avenue North on the north, Vanderbilt Drive on the west and 91st Avenue North on the south, with Pelican Bay just to the south and Vanderbilt Beach to the west. Downtown Naples is about eight miles south. The Mercato shopping and dining district, east of U.S. 41, is counted as part of the Naples Park census area. The 2020 census counted 5,092 residents.
The draw is simple: the beach is close, the shops are close, and there’s no HOA approving your paint color. Vanderbilt Beach Park, run by Collier County, is just to the west, and Delnor-Wiggins Pass State Park is a short drive north. The Naples Park Area Association, a volunteer-run nonprofit, hosts activities at its clubhouse and holds monthly meetings from November through April that are open to everyone.
Redfin reports a median sale price of $739,648 for Naples Park for the three months ending September 2026, all home types, down 15.5% from a year earlier, with a median of 91 days on market (Redfin, September 2026). With original homes and new builds in the same mix, the median moves a lot depending on what sold, so your price should come from homes like yours.
Collier County’s Basin 101 program covers Naples Park from 111th Avenue North to 91st Avenue North between Tamiami Trail and Vanderbilt Drive. It’s a multi-year effort, expected to run 10 to 20 years depending on funding, to repair and replace water, wastewater and stormwater systems and rehabilitate pump stations. Buyers may ask whether work has reached your street; the CollierPUR Basin 101 page lists current projects.
Public school assignments are set by address and can change from year to year. Rather than rely on a listing description, buyers should check the Collier County Public Schools attendance boundaries and Interactive Zoning Tool, which shows the 2026-2027 zones.
Look up your flood zone on FEMA’s Flood Map Service Center or Collier County’s floodplain management page, which links the county’s 2024 flood map and an elevation certificate map. Proposed county flood map updates are also under review (a 90-day appeal period began August 19, 2026), and FEMA’s Changes Since Last FIRM tool shows whether a zone may change.
Collier County applies the federal 50% rule in flood zones: if improvements or repairs to a home whose lowest floor is below the base flood elevation cost 50% or more of the structure’s market value, the home has to meet current flood standards. This is why many buyers here weigh renovating against rebuilding. See the county’s substantial improvement page.
Florida law (section 689.302) requires sellers of residential property to give buyers a flood disclosure at or before signing the contract. Since October 1, 2025, it covers flooding you know damaged the home while you owned it, flood insurance claims, and any assistance you received to repair flood damage. Fill it out yourself and accurately; I’ll make sure it’s in the file on time.
