Pelican Bay Realtor: A Seller's Guide

Private beach, trams through the mangroves and beachside dining. What buyers here ask, and how to answer it before you list.

seed

Pelican Bay is one of the best-known communities in Naples: nearly three miles of private beach, trams through the mangroves, beachside dining and what the Foundation calls one of the most active racquets communities in Southwest Florida. Most homes are condos, and condo buyers now study the building as closely as the view.

LOCATION AND GETTING AROUND

Pelican Bay is a census-designated place in North Naples. It’s bordered by Vanderbilt Beach Road to the north, U.S. 41 (Tamiami Trail) to the east, the City of Naples to the south and the Gulf to the west. Naples Park and Vanderbilt Beach are just to the north. Artis, Naples, the area’s performing arts and museum campus, sits on Pelican Bay Boulevard next to Waterside Shops, so concerts, dinner and shopping are close by. The 2020 census counted 6,660 residents.

LIFESTYLE AND AMENITIES

The Pelican Bay Foundation is the community’s master association. It runs the beach facilities, the tram system and the two Gulf-front restaurants, Marker 36 on the north end and Sandbar on the south end. Beach attendants set up loungers, umbrellas and cabanas, and members can use kayaks, canoes and sailboats on Clam Bay. The Foundation lists 26 hydro tennis courts and 20 outdoor pickleball courts across three locations, plus a fitness center.

Conservation is part of the design. The community was originally called Clam Bay and was renamed Pelican Bay in 1974; Collier County designated the mangrove forest a natural resource protection area in 1982. Separately, the Pelican Bay Services Division, a Collier County taxing and benefit unit, handles items such as street lighting, water management, beach renourishment, landscaping and mangrove preserve maintenance, and advises the county on Clam Pass.

HOUSING TYPES

  • Gulf-front and near-Gulf high-rise condominiums
  • Mid-rise condo buildings, villas and coach homes
  • Single-family neighborhoods
  • Bay Colony, a gated enclave within Pelican Bay with its own community association

Each of these draws a different buyer, and pricing has to be done building by building and home type by home type.

MARKET SNAPSHOT

Redfin reports a median sale price of $1,284,388 for Pelican Bay for the three months ending September 2026, all home types, up 2.8% from a year earlier, with a median of 114 days on market (Redfin, September 2026). A community-wide median mixes condos and single-family homes, so it’s a starting point, not a price for your home.

SCHOOLS

Public school assignments are set by address and can change from year to year. Rather than rely on a listing description, buyers should check the Collier County Public Schools attendance boundaries and Interactive Zoning Tool, which shows the 2026-2027 zones.

FLOOD ZONES, INSURANCE AND CONDO RULES

Look up your flood zone on FEMA’s Flood Map Service Center or Collier County’s floodplain management page, which links the county’s 2024 flood map and an elevation certificate map. Proposed county flood map updates are also under review (a 90-day appeal period began August 19, 2026), and FEMA’s Changes Since Last FIRM tool shows whether a zone may change.

Florida law (section 689.302) requires sellers of residential property to give buyers a flood disclosure at or before signing the contract. Since October 1, 2025, it covers flooding you know damaged the home while you owned it, flood insurance claims, and any assistance you received to repair flood damage. Fill it out yourself and accurately; I’ll make sure it’s in the file on time.

If you’re selling a condo in a building three or more habitable stories tall, buyers and lenders will ask about Florida’s milestone inspection (due at 30 years of age and every 10 years after) and the structural integrity reserve study (SIRS). The Florida DBPR condo inspections page explains both. Get your association’s reports, budget and any assessment history in hand before you list.

WHAT PELICAN BAY SELLERS SHOULD KNOW

  • Paperwork first. Association documents, budget, reserve study, milestone inspection status and any special assessment history.
  • Know the layers. Buyers will ask what the Foundation covers, what your building or neighborhood association covers, and what appears on the tax bill. Get current figures from your association rather than estimating.
  • Price against your building. Floor, view, renovation and the building’s own condition matter more than the community-wide median.
  • Plan for seasonal buyers. Many shop from out of town, so strong photos, video and a clear floor plan help them act before they fly in.

QUESTIONS PELICAN BAY SELLERS ASK

The Pelican Bay Foundation is the master association. It operates the private beach facilities, the tram, the Marker 36 and Sandbar restaurants, the racquet facilities and the fitness center.

Expect buyers and lenders to ask for association documents, the current budget, the reserve study, milestone inspection status and any special assessment history. Having them ready before you list keeps the contract on track.

Redfin reports a median sale price of $1,284,388 for the three months ending September 2026, all home types, up 2.8% year over year. Condos and single-family homes trade at very different levels, so ask for a building-specific analysis.

Yes. Bay Colony is a gated enclave within Pelican Bay with its own community association.

Search the address on FEMA’s Flood Map Service Center or use the map links on Collier County’s floodplain management page. For a condo, also ask the association for the building’s elevation certificate and insurance details.
