How to Buy a Naples Condo Under $200K

Tell someone you can still buy a Naples condo under $200,000, with a golf course view, ten minutes from the beach, and they assume you are describing 2012. You are not. You are describing Forest Lakes Blvd, and specifically Turtle Lake Golf Colony, one of the most quietly practical investments left in the 34105 zip code.

I work in this community regularly, so today I want to give you the honest breakdown: what it is, what the HOA actually covers, and why the rules here make it unusually interesting for investors.

What Turtle Lake Golf Colony actually is

Turtle Lake Golf Colony is a 442-unit low-rise condo community across 13 buildings on Forest Lakes Blvd and Turtle Lake Court, wrapped around the fairways of the Quail Run golf course. Most units are efficient two-bedroom, two-bath floor plans in the 842-square-foot range, and many look out over greens, lakes, and fountains.

Two facts surprise nearly everyone:

  • It is not a 55+ community. Anyone can buy and anyone can rent, which means your buyer pool and tenant pool are the whole market, not a slice of it.
  • Golf is optional. You get the golf-course setting without a mandatory membership. Quail Run membership is there if you want it, invisible on your carrying costs if you don’t.

The condo fee: what $536 a month really buys

The fee here runs about $536 per month (always verify the current figure), and the coverage list is long: cable, water, sewer, building insurance, lawn care, pest control, the recreation facilities, and professional management.

For an investor, that structure is the point: most of the unpredictable bills of ownership are bundled into one predictable number. Your true monthly carrying cost is essentially the fee, taxes, interior insurance, and electric, easy to model, easy to budget. I break down why that math matters on any purchase in my guide to hidden Naples buying costs.

The rental rules investors should read twice

This is where Turtle Lake Golf Colony separates itself from most Naples condo communities:

  • 30-day minimum lease, short enough for Naples’ lucrative season
  • Up to 12 leases per year, genuine seasonal-rental flexibility that most associations simply do not allow
  • No pets, a limitation for some tenants, but it also simplifies wear, screening, and insurance

Many Naples associations restrict owners to one or two leases per year, which quietly kills the seasonal rental model. Twelve 30-day leases is a different business entirely: winter season at premium rates, flexible turnover, and options in the shoulder months. Verify the current rules with the association before you write an offer, but this framework is why investors keep asking me about this community.

Liquidity: the underrated advantage

Because hundreds of near-identical units exist here, the market is unusually transparent. Recent sales of the standard 2/2 floor plan have closed in the $180,000–$207,000 range, while fully renovated, turnkey-furnished units have been asking as much as $283,500.

Read that spread again, it is the value-add story in one sentence. Buy a clean unit at the proven price level, renovate smartly, and the ceiling for a designer-finished product sits meaningfully higher. And when it is time to sell, your comps are abundant and unambiguous, no guessing what the market thinks your unit is worth. That clarity also gives you negotiating power going in, which I cover in how to win a deal in the Naples market.

Amenities and location

The association runs a genuine amenity package: swimming pool, sauna, exercise room, tennis, pickleball, bocce, shuffleboard, billiards, library, and a clubhouse open daily into the evening. Recreation badges for tenants cost all of $10 a year, a detail that tells you how this community thinks about costs.

The location is the quiet star: Forest Lakes sits off the Pine Ridge corridor in central Naples, roughly ten minutes to the beaches, Mercato, and downtown’s Fifth Avenue. From the air, you can literally see the Gulf towers on the horizon. Central 34105 at an entry price under $200K is the rarest combination in this market.

The due diligence that still matters

These buildings date to the mid-1970s, so do the homework Florida condo buyers should always do: review the association’s budget and reserves, ask about assessments, and read the recent structural integrity reserve study, this association completed one in 2023, which is exactly the transparency you want to see. My advice on reading HOA fees and documents applies doubly to investment purchases.

Why this one stays on my short list

Naples condos under $200K still exist, but the ones worth owning combine a covered-everything fee, rental rules that actually permit a rental strategy, and a location that tenants want. Turtle Lake Golf Colony on Forest Lakes Blvd checks all three boxes, which is why it stays on my short list for first-time investors and seasonal landlords alike.

If you want the current numbers, active units, recent closes, rental expectations, and the association documents decoded, get in touch. I work in this community and can show you exactly how the math pencils out today.
