Two Gulf coast neighbors, two different sets of homes and water questions. Here is how they compare, and who each one suits.
Naples vs Bonita Springs is a question I hear from buyers who want Gulf beaches and Southwest Florida weather but have not decided which side of the county line fits them. The two sit right next to each other, and they share a lot. The differences show up in the kind of homes you will find, the water questions that come with them, and how far your budget stretches.
Here is how I compare them for my clients, and who each one suits.
Naples is in Collier County, and it is not one market. It is at least six: North Naples, Old Naples and the Beach, Central Naples, East Naples, South Naples, and Golden Gate Estates. They behave very differently, so where you land inside Naples matters as much as choosing Naples itself. My Naples area guide walks through all six.
Bonita Springs sits between Naples and Fort Myers, in Lee County, just across the county line from North Naples. It takes in Bonita Beach and the Gulf side, the Imperial River corridor, Old 41 and downtown Bonita, neighborhoods east of US-41 and along Bonita Beach Road, and gated and golf communities east of I-75.
| Naples | Bonita Springs | |
|---|---|---|
| County | Collier County | Lee County |
| Location | Six distinct markets, from Old Naples on the Gulf to Golden Gate Estates inland | Between Naples and Fort Myers |
| Water | Gulf beaches, plus canal homes in areas like Port Royal and Golden Gate City | Gulf beaches, the Imperial River and Estero Bay |
| Housing | Gated communities, Gulf condos, canal homes, acreage | Riverfront homes, older inland neighborhoods, gated golf communities |
| Flood question | Zone varies street by street | River and rainfall flooding in some areas, storm surge near the Gulf |
| No-HOA options | Golden Gate Estates corridor, most of Golden Gate City | Inland and older neighborhoods east of US-41 |
Naples gives you white sand beaches on the Gulf, a walkable downtown around Fifth Avenue South and Third Street South, and weather that makes the rest of the country jealous from November through April. Housing runs from gated communities in North Naples and Gulf condos at Vanderbilt Beach to deep-water canal homes in Port Royal and true acreage in the Estates. HOA fees run from $0 to $2,500+ a month depending on the community, and my no-HOA homes guide shows where to skip them.
Bonita Springs offers Gulf beaches, the Imperial River, golf communities, and a little more room than Naples. Riverfront homes along the Imperial draw buyers who want water and boating. Inland and older neighborhoods east of US-41 attract buyers who want value and no HOA. Gated golf and bundled-golf communities sell on amenities, fees and lifestyle.
In Naples, the flood zone affects your monthly cost more than most buyers expect, and it varies dramatically street by street. On insurance, the roof matters first, wind mitigation second and the flood zone third. Here is how to check any Naples home’s flood zone, and what drives Naples home insurance costs.
Bonita has two different water stories. Some parts deal mainly with river and rainfall flooding, along the Imperial River corridor and low-lying areas nearby. Others near the Gulf and Estero Bay are more about storm surge, and some deal with both. Two homes a few blocks apart can carry very different flood insurance costs depending on the finished floor elevation and flood zone, which is why an elevation certificate is so valuable there.
In both places, I check flood zone, elevation, roof and insurance before you write an offer.
Naples covers almost every price point, from condos under $200K along Forest Lakes Boulevard to Old Naples, the most expensive real estate in the county. In Bonita, value depends heavily on the water situation and community type, so I compare homes against closed sales of the same type and water story. For current numbers, see my Naples market report.
Search current listings in both areas below, and filter by price, area and features.
No. Bonita Springs sits between Naples and Fort Myers in Lee County, just across the county line from North Naples. Naples is in Collier County.
Neither, as a whole. In Naples the flood zone varies street by street. In Bonita, some areas deal with river and rainfall flooding along the Imperial River and others with storm surge near the Gulf. Check the zone and the elevation of the specific home.
Yes. In Naples, look at Golden Gate Estates, Oakes Estates, Logan Woods, Livingston Woods, Weber Woods, most of Golden Gate City and parts of Naples Park. In Bonita, inland and older neighborhoods east of US-41 attract buyers who want no HOA.
Yes, especially in Bonita. It lets you get real flood insurance quotes quickly instead of guessing high, and two homes a few blocks apart can price very differently.
Yes. Bonita Springs is part of my regular service area, along with Naples, Golden Gate Estates and Marco Island.
