Acreage vs. HOA Community: Which Naples Lifestyle Fits You?
Acreage vs. HOA Community: Which Naples Lifestyle Fits You?
by Magdevys “Maggie” Rodriguez November 4, 2026
One of the first questions I ask Naples buyers is simple: do you want land, or do you want a community? Acreage in Golden Gate Estates gives you space, privacy and freedom to use your land your way with no HOA, while an HOA community gives you shared amenities, a uniform look and less to maintain yourself. Neither is better. The right one depends on how you want to live, and here is how my buyers decide.
What you get with acreage
- Space and privacy: most Estates lots are 1.14 to 5 acres or more, so your nearest neighbor is often a long way off.
- Freedom: with no HOA, there is no board approving your paint color, fence or boat. County zoning and permits still apply, so check them before you plan.
- Room for the extras: a pool, a big shop, a guest house, horses, an RV pad or a garden. My post on what you can do with 3 acres in Naples has ideas.
- No monthly HOA dues: the money goes into your own property instead.
What you get with an HOA community
- Amenities: clubhouses, pools, fitness centers, tennis, pickleball and sometimes golf.
- A consistent look: rules keep yards, exteriors and parking uniform, which many buyers like.
- Less to handle yourself: some communities include lawn care, gates and common-area upkeep in the dues.
- City water and sewer: most newer communities have them, so there is no well or septic to look after.
In Florida, homeowners’ associations are governed by Chapter 720 of the Florida Statutes. Before you buy in one, read the rules, the budget and the recent meeting minutes, and ask about any planned assessments.
5 questions that settle it
1. What do you want to park, build or keep at home?
A boat, an RV, a work truck, horses or chickens usually point to acreage. Many HOAs limit what you can keep in the driveway or yard. If you have horses, read my post on horse property in Golden Gate Estates.
2. How much do you want to maintain?
Two acres means more mowing and more to look after, and a well and septic system need regular care. Some buyers love that work. Others would rather pay dues and spend Saturdays at the pool.
3. Do you want amenities or space?
If you will use the clubhouse, the pool and the social calendar every week, an HOA community can be great value. If you would rather have your own pool and your own quiet, acreage wins.
4. How far are you willing to drive?
Estates living usually means a longer drive to the beach and downtown. Many of my buyers say the space is worth it. Do the drive at rush hour before you decide.
5. What is the full monthly cost?
Compare the whole picture: mortgage, insurance, taxes, HOA dues and assessments on one side, and maintenance, lawn care and well and septic upkeep on the other. My guide to the best places to buy acreage in Naples compares the main areas.

How I help
I show buyers both sides, often on the same day, so the choice gets clear fast. On acreage, I check zoning, the flood zone, the well and septic and what the neighbors have built. In HOA communities, I get the rules, the budget and the assessment history before you make an offer. Read more about Golden Gate Estates or how to build your dream home on Naples acreage. In English and Spanish, since 2013.
Does Golden Gate Estates have an HOA?
Most of Golden Gate Estates has no HOA. Lots fall under Collier County zoning and permitting instead, so check what you plan to build or keep with the county before you buy.
Can I keep a boat or RV at home in Naples?
On most Estates acreage, yes, within county rules. Many HOA communities limit or ban boats, RVs and work trucks in driveways, so read the rules first.
Are HOA fees worth it in Naples?
They can be if you use the amenities and want the upkeep handled. Compare the full monthly cost, including dues and any assessments, against what you would spend maintaining acreage yourself.
What should I check before buying acreage in Naples?
Check zoning, the flood zone, whether the land is upland or wetland, the well and septic, road access and the drive time to the places you go most.
