The Hidden Reasons Wealthy Buyers Love Naples
The Hidden Reasons Wealthy Buyers Love Naples
by Magdevys “Maggie” Rodriguez October 29, 2026
The buyers I work with at the top of the market could live almost anywhere. Many already own a home in another state, and more than a few have looked at Palm Beach, Scottsdale or the Carolinas before they call me. The reasons wealthy buyers love Naples go well beyond the beaches: no state income tax, a private airport, a walkable downtown with real culture, a market that has held its value, and room to spread out. Here is what actually closes the decision, from what I hear across the table.
1. Florida keeps more of what you earn
Florida has no personal state income tax and no state estate or inheritance tax, and a homesteaded primary home gets an exemption plus a cap on yearly assessment increases. For a buyer leaving a high-tax state, that math alone can change where retirement or a business sale gets taxed. I walk through it in my guide to the Florida tax benefits every new Naples homeowner should know.
2. A private airport minutes from downtown
This is the one people rarely mention and almost always ask about. Naples Airport is a city airport built around private and charter flights, close to downtown, so a buyer who flies private can be home in minutes instead of driving from a larger airport. For commercial flights, Southwest Florida International in Fort Myers is the nearby option.
3. A walkable downtown with real culture
Fifth Avenue South and Third Street South give Naples a true downtown: restaurants, galleries and shops you can walk to, a few blocks from the beach and the Naples Pier. Artis Naples, home of the Naples Philharmonic and The Baker Museum, anchors a season of concerts and exhibitions that surprises people who expect a sleepy beach town.
4. Golf and club life, if you want it
Naples has golf communities for every style, from private equity clubs to communities where golf is bundled into the home. Plenty of buyers want the clubhouse social calendar more than the tee times. My post on how bundled golf works in Naples explains the difference before you fall for a community.
5. A market that has held its value
Wealthy buyers look at resale before they buy. In September 2026, NABOR reported the Naples Beach area median at $1,292,500 with closed sales up 13.7% from a year earlier, while the overall Naples median rose 4.5% to $575,000. My Naples market report breaks down every area with the latest NABOR numbers.
6. Room to spread out
Not every buyer with options wants a gated community. Some want privacy, a pool with nobody above or beside them, and space for the boat, the cars or a workshop. Golden Gate Estates offers acreage with no HOA a short drive from Naples shopping and the beaches, which is why so many of my buyers end up there. My Golden Gate Estates acreage guide covers how it works.
