Florida Tax Benefits Every New Naples Homeowner Should Know
Florida Tax Benefits Every New Naples Homeowner Should Know
by Magdevys “Maggie” Rodriguez October 28, 2026
Taxes come up in almost every first conversation I have with buyers moving to Naples from Chicago, New York, New Jersey or Ohio. The Florida tax benefits that matter most are simple: no state income tax, a homestead exemption on your primary home, and a cap on how fast its assessed value can climb. But each one has rules and deadlines, and the savings only start once you make Florida your legal home. Here is how it works in plain English.
1. No state income tax
Florida has no personal state income tax. Your wages, pension, Social Security, IRA withdrawals and investment income are not taxed by the state. Federal income tax still applies, and the timing of your move can matter for your last tax return up north, so plan the move with your CPA. For many of my relocation clients this one benefit is the reason Naples made the short list.
2. The homestead exemption
If you own your Naples home and it is your permanent residence on January 1, you can apply for the homestead exemption, which takes up to $50,000 off the assessed value. The first $25,000 applies to all property taxes, and the second $25,000 applies to everything except school taxes. You file with the Collier County Property Appraiser by March 1. My Collier homestead exemption guide walks through the paperwork.
3. Save Our Homes caps your assessed value
Once your homestead is in place, Florida’s Save Our Homes rule limits how much the assessed value of your home can rise each year: 3% or the change in the Consumer Price Index, whichever is lower. In a market where values have climbed, that cap is often worth more than the exemption itself, and the gap keeps growing the longer you stay. Your TRIM notice shows both numbers every August.
4. Already own a Florida homestead? Your savings can move with you
If you are moving within Florida, portability lets you carry up to $500,000 of your Save Our Homes benefit to a new homestead, as long as you establish the new one within three years. This one does not apply to a move from another state, but it matters for buyers trading up or down inside Florida.
5. No state estate or inheritance tax
Florida does not have a state estate tax or an inheritance tax. Federal estate tax rules still apply to larger estates, and you will want your estate attorney to update your documents for Florida, but there is no separate state layer on top.
6. Make Florida your legal home
None of this works if you still look like a resident of your old state. Buyers I work with usually take these steps right after closing:
- Get a Florida driver’s license and register your vehicles in Florida
- Register to vote in Collier County
- File a Declaration of Domicile with the Collier County Clerk of Courts
- Update your address with the IRS, your banks and your Social Security records
- Apply for the homestead exemption by March 1
The state you leave may still look closely at your last year there, which is another reason to keep your CPA in the loop.
What still costs money
Florida is not tax free. You will pay property taxes, and second homes do not get the homestead exemption, although their non-school assessed value is capped at 10% a year. Homeowners insurance is a real line in the budget here, especially near the coast. My guides to flood zones and HOA fees help you compare the full monthly cost, not just the price.

How I help
I have helped families relocate to Naples since 2013, in English and Spanish. I can walk you through which areas fit your budget and lifestyle, what the taxes and insurance look like on a specific home, and the steps that make Florida your legal home after closing. For official details, see the Florida Department of Revenue and the Collier County Property Appraiser. I am a Realtor, not a tax advisor or attorney, so confirm your own situation with a CPA. Does Florida have a state income tax?
No. Florida has no personal state income tax, so wages, retirement income and investment income are not taxed by the state. Federal income tax still applies.
How much does the Florida homestead exemption save?
It takes up to $50,000 off the assessed value of your primary home. The first $25,000 applies to all property taxes and the second $25,000 to everything except school taxes. The Save Our Homes cap on annual increases often saves even more over time.
When do I apply for homestead in Collier County?
The home must be your permanent residence on January 1, and you apply with the Collier County Property Appraiser by March 1 of that year.
Do second homes in Naples get the homestead exemption?
No. Only your permanent residence qualifies. Second homes pay property tax without the exemption, but their non-school assessed value can rise no more than 10% a year.
