Your Boat Needs a Home Too: The Best Naples Options
Your Boat Needs a Home Too: The Best Naples Options
by Magdevys “Maggie” Rodriguez September 30, 2026
People plan a move to Naples around the house: bedrooms, pool, school zone, commute. Then closing day comes, the boat trailer pulls up, and someone from the association walks over with a copy of the rules. Where your boat or RV will live is a question to answer before you write the offer, not after, because in Naples the answer changes completely from one neighborhood to the next. Here are the questions to ask, and the kinds of places where the answer is yes.
Question 1: is there an HOA, and what does it say?
This is the whole game. Most gated and deed-restricted communities in Naples do not allow boats, trailers or RVs in driveways or on the street at all, and many limit how long one can sit out front even while you load up for a weekend. The rule lives in the community’s declaration and its rules and regulations, and the MLS listing usually flags it under restrictions. Read the actual document, not the summary. My HOA guide explains how these associations work.
Question 2: does the community offer storage?
A handful of communities solve the problem themselves with an on-site storage lot for owners. It’s a real perk, and it’s rare. Bridgewater Bay in North Naples is one example: the rules keep boats off driveways, but owners can lease long-term parking in a designated area through management. When a community has this, ask four things before you count on it:
- Is there space right now, or a waitlist?
- What does it cost per month or per year?
- Are there size limits on length or height?
- Does it cover RVs, or boats and trailers only?
Question 3: would no HOA suit you better?
If the boat or the motorhome is a big part of your life, the simplest answer is often a neighborhood with no association at all.
- Golden Gate Estates. Acreage lots, no HOA, and room for a boat, an RV, a trailer and a workshop to keep them running. This is where Naples boat and RV owners end up when they’re tired of paying for storage. Here’s what the zoning allows.
- Golden Gate City. No HOA and city-sized lots, closer to town. County rules still apply on a standard residential lot, and they generally favor keeping a boat or RV beside or behind the house rather than out front, so check the current code and look at whether the side yard and gate are wide enough.
- Other no-HOA pockets like Logan Woods and Oakes Estates, covered in my no-HOA guide.
Question 4: storage or water access? They’re not the same
This one trips up newcomers. A place to park the boat is not a way to reach the Gulf. The canals in Golden Gate City are freshwater and landlocked, lovely for a kayak and a view, not a route to open water. True Gulf access, with a dock behind the house, is a different market at a very different price. Most Naples boat owners do it the practical way: keep the boat at home or in storage and launch from a public ramp, or pay for a slip or dry-stack at a marina. Decide which of those you are before you shop, because it changes which neighborhoods make sense.
Question 5: will it physically fit?
Measure before you fall in love. Is the side gate wide enough for the trailer? Is there a paved or stabilized pad, or will you be parking on grass in the rainy season? Can you turn the rig around on the street? On an acreage lot, where do the septic drainfield and the well sit, since you can’t park on top of either? These are five-minute checks on a showing that save a very annoying first month.
Boats and RVs in Naples: quick answers
Can I park my boat in my driveway in Naples?
It depends on the neighborhood. Most gated and HOA communities prohibit it. In areas with no HOA, county rules apply and generally steer boats and RVs to the side or rear of the lot. Always check the specific community’s rules and the current county code.
Which Naples communities allow boat or RV storage?
A few gated communities offer on-site storage lots for owners, usually for a fee and subject to availability. Neighborhoods with no HOA, especially Golden Gate Estates, give you the most freedom to keep them at home.
Do the Golden Gate City canals have Gulf access?
No. They’re freshwater canals. They offer water views and small-craft paddling, not a route to the Gulf.
Where do Naples boat owners keep their boats?
At home on a trailer where the neighborhood allows it, in a community or commercial storage lot, or at a marina in a wet slip or dry-stack. Many trailer to public boat ramps.
