Bridgewater Bay: The Best Resort-Style Condo Life in North Naples

Some Naples communities give you a pool. Bridgewater Bay gives you a daily routine: coffee on a screened lanai over the lake, a morning pickleball game, a swim at the resort pool before lunch, and a bike loop on the community paths before dinner. It’s one of the most complete amenity packages in North Naples at a price point that still makes sense, and it has one feature most condo communities simply don’t offer: a place to keep the boat. Here’s what living there is actually like, and what to check before you buy.

Where it is

Bridgewater Bay is a gated community in North Naples between Vanderbilt Beach Road and Pine Ridge Road. That location is the quiet superpower: you’re a short drive from the shopping and dining along Airport-Pulling and US-41, close to NCH North and the medical corridor, and within easy reach of Vanderbilt Beach and the rest of Naples’ famous coastline, without paying beachfront prices.

The amenities, honestly

This is where the community earns its reputation. The resort-style pool and spa sit on the lake beside the clubhouse, surrounded by palms and loungers, and there’s a separate screened lap pool next to it for people who actually swim laps. Beyond that:

  • Tennis and pickleball courts, with bocce courts right alongside
  • A fitness center in the clubhouse
  • A basketball court and a playground, which makes it a real option for families and visiting grandkids
  • Bike and jogging paths winding past the lakes throughout the community
  • A gated entrance, lakes and water features, and mature landscaping kept up by the association

The rare bonus for boat owners

Most Naples condo communities have a simple answer for boats and trailers: not here. Bridgewater Bay’s MLS amenity list includes boat storage, and the association’s rules allow long-term parking for owners in designated areas, leased through the property manager. That’s a genuine advantage if you keep a boat for Gulf days and don’t want to pay for off-site storage across town.

Two honest caveats. First, space is limited and subject to availability and a rental fee, so call management about the current waitlist before you count on it. Second, boats, trailers and RVs can’t be parked on driveways or streets at any time, and the MLS lists RVs among the restrictions, so the storage area is the only option. Also note the lakes here are for looking at, not launching from: there’s no Gulf access from the community itself.

A good example of what Bridgewater Bay offers is my current listing in the Turtle Bay neighborhood, offered at $459,900. It’s a second-floor carriage home with lake views, three bedrooms and two and a half baths across 1,849 square feet under air, with a split-bedroom floor plan, a kitchen with a breakfast bar and double oven, volume ceilings, a primary suite with dual sinks and a walk-in closet, and its own attached one-car garage, which is not a given in Naples condo living. It’s move-in ready and unfurnished, so you can make it yours from day one.

The building is two stories, which matters more than people realize: Florida’s milestone structural inspection rule applies to condo buildings three stories and up, so low-rise carriage homes like this one sit outside the squeeze that has pushed fees up at the towers. I explained why in the three documents every condo buyer should check.

What the fees cover

For this home, the recurring association fees total about $10,252 a year between the neighborhood and master associations, and they bundle more than most buyers expect: cable and internet, water, the building insurance, lawn and landscape maintenance, exterior pest control, and full use of the recreation facilities. Fees vary by neighborhood within Bridgewater Bay, so always confirm the exact numbers for the unit you’re considering, and see how they compare in my HOA fee guide.

The fine print buyers should know

  • Pets: up to two per unit with approval, with breed restrictions. Tenants and guests can’t bring pets beyond legally protected service and support animals.
  • Buying: purchases require an application and board approval, plus a one-time working capital contribution to the association.
  • Renting: leasing is allowed, with a cap on the number of leases per year. Confirm the current minimum lease term with management if you’re buying with rental income in mind.
  • Taxes: the community sits in a Community Development District, which shows up on the tax bill, and a new owner’s taxes reset from the seller’s homesteaded number. Here’s how the homestead exemption works once you move in.
  • Exterior changes go through the architectural review committee, and hurricane shutters must be white.
