Golden Gate Estates vs Logan Woods

Same acreage, no HOA and well and septic. Here is how location, lot size and price really differ, and who each one suits.

Golden Gate Estates vs Logan Woods is a comparison I walk buyers through all the time, and the first thing to know is that it is not a choice between two different worlds. Logan Woods sits on the close-in western edge of the estates area, along Logan Boulevard, and it shares the basics of the greater Estates: acreage, no HOA, and private well and septic. The real differences are location, price and how much inventory you have to choose from.

Here is how they compare, and who each one suits.

WHERE EACH ONE SITS

Golden Gate Estates covers more than 100 square miles of eastern Collier County, running east from Collier Boulevard toward the preserve, split between north and south of Golden Gate Boulevard. The western blocks near Collier are five to fifteen minutes from shopping, I-75 and the hospitals, and roughly twenty-five to thirty minutes from the beach. Head further east and the lots get bigger, the prices get lower, and the drive gets longer.

Logan Woods is the corridor along Logan Boulevard, roughly between the Pine Ridge and Immokalee Road corridors, minutes from North Naples shopping, schools and the beach corridor. That drive time is what the Logan Woods premium buys. If you want the closest-in Estates blocks proper, also look at Weber Woods, just east of Collier Boulevard.

LOTS, HOA, WELL AND SEPTIC

Estates lots start around 1.14 acres, the standard 75 by 660 foot parcel in many blocks, with 1.59 and 2.27 to 2.5 acre parcels common and tracts of 5 acres and up further out. Estates zoning allows one home per lot, with room for barns, workshops, guest houses on qualifying lots, and horses, generally up to two per acre. My Estates zoning guide has the details.

Logan Woods lots typically run from just over an acre to 2.5 acres and more, with the same freedom as the greater Estates: long private driveways, mature oaks and pines, and homes you often cannot see from the road. Neither area has the dues or architectural committee of a gated community.

Both run mostly on private wells and septic. Order dedicated inspections for both systems when you buy, because a standard home inspection does not truly cover them. Here is what to know about well and septic.

WHAT HOMES COST IN EACH

The Estates spans a wide range. Buildable land starts around $100,000 in the eastern blocks, and existing homes run from roughly $350,000 for older properties needing work to past $2 million for new custom estates on multiple acres. The western blocks carry a premium for their drive time. Estates homes under about $650,000 tend to go under contract fast, and here is why the $650K line matters.

Logan Woods carries a clear premium over the deeper Estates blocks. Updated and newer custom homes commonly trade from around $1 million to well past $2 million, and older homes on great lots are often bought for the land. For the countywide numbers, see my Naples market report.

WHO EACH ONE SUITS

  • Golden Gate Estates suits buyers who want the most land for the money, plan to build, want horses or a big shop, and are comfortable trading some drive time for space. Start with my Golden Gate Estates acreage guide, and if you are building, the cost to build in the Estates.
  • Logan Woods suits buyers who want privacy and land but commute, school-run or beach-day like town dwellers. If your two finalists are a gated North Naples community and acreage, this corridor is usually the acreage answer that wins.

QUESTIONS BUYERS ASK

It is part of the same estates corridor, on its close-in western edge along Logan Boulevard. It shares the Estates basics of acreage, no HOA, and mostly private well and septic. The difference is location and price.

Location. You keep the acreage lifestyle while staying minutes from North Naples schools, shopping and the beach corridor, and that drive time is what the premium buys.

No. Like the greater Estates, Logan Woods has no homeowners association, no dues and no architectural committee.

Golden Gate Estates lots run from about 1.14 acres to 10 acres and more. Logan Woods lots typically run from just over an acre to 2.5 acres and larger.

The eastern Estates. Buildable land there starts around $100,000, and prices rise the closer you get to town.

HOW I HELP ESTATES BUYERS

I work the whole corridor every week, from the eastern blocks to Weber Woods, Logan Woods, Oakes Estates and Livingston Woods. Since October 2023 I have closed 41 Golden Gate Estates sales as listing or co-listing agent (NABOR MLS). Before you tour, I check the flood zone, the wetland picture and the well and septic story, so every home on your list is one you could actually own. Logan Woods inventory is thin, so tell me early and I will watch for the right home. See why buyers use a Golden Gate Estates realtor, or search all Naples listings.
