The Best Places to Buy Acreage in Naples, Compared

If you want land in Naples, almost every search ends up in one place: Golden Gate Estates. But the Estates is more than 100 square miles, and where you buy acreage in Naples changes the price, the drive to town and what you can build far more than the acreage itself. Here are the best places to buy acreage in Naples, compared, and what I check on every lot before a client makes an offer.
Golden Gate Estates: the big picture
Most Naples acreage sits inside Golden Gate Estates. Lots run from about 1.14 acres to 10 acres and more. Most of it has no HOA, horses are generally allowed (up to about two per acre), and homes run on private wells and septic. Buildable land starts around $100,000 in the eastern blocks, and homes range from about $350,000 to more than $2 million. Within that range, the neighborhood you pick matters a lot.
Weber Woods: acreage closest to town
Weber Woods is the closest-in part of the Estates, along Weber Blvd. You get lots from about 1.14 to 2.5 acres and more, no HOA, and the shortest drive into town of any Estates neighborhood. It suits buyers who want room for a pool, a shop or a boat without living far out.
Logan Woods: established homes on bigger lots
Logan Woods has no HOA and lots from just over 1 acre to 2.5 acres and more. Updated homes here commonly sell from about $1 million to past $2 million. If you’re comparing Logan Woods with the wider Estates, the trade-off is mostly price: you pay more for the location and the updated homes.
Oakes Estates: North Naples with room for horses
Oakes Estates gives you acreage in North Naples, with no HOA and horses generally allowed. Homes here commonly start around $1 million. It’s a strong fit for buyers who want space and animals in North Naples.
Livingston Woods: the top of the acreage market
Livingston Woods sits in central Naples, with lots in the 2.5-acre range and no HOA. It’s the top of the Naples acreage market, so expect to pay for the location.
The eastern Estates: where your budget goes furthest
Head east and prices drop. This is where buildable land starts around $100,000, which makes it a natural place to look if you plan to build new. Access is improving too: Phase One of the Vanderbilt Beach Road extension opened on June 12, 2026, adding seven new miles of road into the Estates. If you plan to build, start with my guide to the cost to build in Golden Gate Estates so you price the ground, not just the house.
What I check on every acreage lot
Two lots of the same size can be worth very different amounts. On every parcel, I check:
- The wetland determination. Wetlands are common in parts of the Estates, and they limit what you can clear and build.
- The uplands percentage. Usable upland acres, not total acres, set land value. Here’s why 100% upland land sells at a premium.
- Fill, road and power access. A lot that needs fill or a long power run costs more to build on.
- The flood zone. It varies street by street, even in the Estates. You can look up any address on the FEMA Flood Map Service Center.
- Well and septic. A new well is commonly $15,000 to $30,000, and new septic is commonly $10,000 to $20,000 or more.
You can check ownership and lot size for any parcel on the Collier County Property Appraiser site, and my Golden Gate Estates zoning guide covers guest houses, barns and setbacks.
How to choose the right area
Start with how you’ll use the land and how far you’re willing to drive. If you want to be close to town, look at Weber Woods, Logan Woods or Livingston Woods. If you want horses in North Naples, look at Oakes Estates. If you want the most land for your money, or you plan to build, look east. Keep the market in mind too: in the Estates, homes under about $650,000 tend to go under contract fast, while higher-priced homes take longer. Here’s why the $650K line matters.
Where is the best place to buy acreage in Naples?
It depends on your budget and how close to town you want to be. Weber Woods, Logan Woods and Livingston Woods are closest in, Oakes Estates is the North Naples option, and the eastern Estates offer the most land for the money.
How much does an acre cost in Golden Gate Estates?
Buildable land starts around $100,000 in the eastern blocks. Prices rise the closer you get to town, and usable upland acres are worth more than wet acres, so the lot itself matters as much as the size.
