Want to Build in Naples? How to Buy the Right Vacant Land
Want to Build in Naples? How to Buy the Right Vacant Land
by Magdevys “Maggie” Rodriguez October 22, 2026
Buying vacant land in Naples is how a lot of people get the home they really want: more room, no HOA and a house built their way. But a lot isn’t like a house you can walk through. When you’re buying vacant land in Naples, what’s under and around the ground decides what you can build and what it will cost, far more than the asking price does. Here’s what I check, in order, before a client makes an offer on land.
1. Start with what the land will really cost
In Golden Gate Estates, buildable land starts around $100,000 in the eastern blocks. That price is only the beginning. Wetlands, fill, a well and septic system, and impact fees all add up before construction starts, so price the ground, not just the house. My guide to the cost to build in Golden Gate Estates walks through each one.
2. Confirm what zoning lets you build
Estates zoning means one home per lot, with room for barns, horses and guest houses, and deep setbacks. Guest houses are usually allowed on lots of an acre or more, with a size cap, and horses are generally allowed at about two per acre. If you have plans for a shop, a guest house or animals, check them against the lot before you buy. My Golden Gate Estates zoning guide and guest house guide cover the details.
3. Check the wetlands and the uplands
Wetlands are common in parts of the Estates, and they limit what you can clear and where you can build. On every parcel, I check the wetland determination and the uplands percentage. Usable upland acres, not total acres, set land value, which is why 100% upland land sells at a premium.
4. Look up the flood zone and plan for fill
The flood zone can change street by street, even in the Estates, and Zone X versus AE changes insurance, fill and lot value. You can look up any address on the FEMA Flood Map Service Center, and my Golden Gate Estates flood zone guide explains what the zones mean for a building lot.
5. Plan for well, septic, road and power
Most of the Estates runs on private wells and septic. A new well is commonly $15,000 to $30,000, and new septic is commonly $10,000 to $20,000 or more. I also check road and power access, because a long power run or a lot without good road access costs more to build on. Here’s my well and septic guide.
6. Know the clearing rules before you buy
Clearing a lot needs county authorization, and wetlands and gopher tortoises both matter. A wooded lot can look perfect and still need extra steps before a single tree comes down. My lot clearing guide covers what to expect.
7. Line up the right financing
Financing a lot isn’t the same as financing a finished home. Lot loans, construction-to-permanent loans and seller financing all exist, and the right one depends on when you plan to build. I can refer you to lenders who know acreage. Read my Naples land financing guide before you start shopping.
How I help land buyers
Golden Gate Estates acreage and land is my specialty. Before you commit to a parcel, I check the wetland determination, the uplands percentage, a fill estimate, and road and power access, and I tell you plainly whether the lot fits your plans and your budget. That acreage due diligence is free to you as a buyer. If you’d rather skip building altogether, I can also show you homes already sitting on acreage.
Can I build on any vacant lot in Golden Gate Estates?
Not always. Wetlands, the uplands percentage, flood zone, fill and road and power access all decide whether a lot is buildable and what it will cost. Estates zoning also allows one home per lot.
